Future-Ready Manufacturing 

Built-To-Suit industrial infrastructure is reshaping automotive manufacturing by delivering speed, scalability and operational efficiency, helping manufacturers meet evolving production and OEM demands, writes Niharika Singh.

Manufacturing today demands far more than production space-it requires infrastructure that can scale with business ambitions. That is precisely what Lumax Industries Ltd. achieved with its first-ever leased manufacturing facility at Horizon Industrial Park Chakan II. Developed as a Built-To-Suit (BTS) project, the 2,86,000 sq. ft. facility has been designed to manufacture nearly 4,00,000 vehicle lighting sets, enabling faster production while supporting stringent OEM timelines. For the Lumax-DK Jain Group, established in 1945, the project marks a significant milestone. With over 12,000 employees across 37 manufacturing facilities, the company has added a purpose-built manufacturing hub that reflects the changing priorities of India’s automotive industry: speed, flexibility and future readiness.

Designed Around Manufacturing

What began as a 1,25,000 sq. ft. project evolved into a 2,86,000 sq. ft. facility as production requirements expanded during development. Rather than adapting a standard industrial building, Horizon Industrial Parks engineered the infrastructure around Lumax’s manufacturing processes.   

       Phase I delivered approximately 1,84,000 sq. ft. of production space along with 20,000 sq. ft. of external utility infrastructure, allowing trial production to commence on schedule. Phase II added another 1,02,000 sq. ft., including a 10,000 sq. ft. office mezzanine and a 44,000 sq. ft. process mezzanine for HVAC systems and finished goods storage.

       The facility also incorporates a dedicated crane traversing area with 10 MT/m2 floor loading, structural provisions for a 25-tonne EOT crane, 2,500 KVA scalable power infrastructure, efficient material-handling systems, planned utility zones, skylights, natural ventilation, roof insulation and rooftop solar readiness.

Built for Road Ahead

Delivered within the committed timeline, the facility enabled Lumax to complete fit-outs, trial production and Start of Production (SOP) in line with OEM programmes. Located in the Chakan automotive cluster, it offers strategic connectivity to key logistics corridors while remaining close to major customers.

          As manufacturing strategies continue to evolve, built-to-suit facilities are becoming strategic business enablers rather than just industrial buildings. Today, 50 per cent of Horizon Industrial Parks’ operational portfolio is leased to manufacturing companies, with most developments tailored to customer-specific production requirements. The Lumax project stands as a compelling example of how purpose-built infrastructure can accelerate growth, strengthen operational resilience and support the next chapter of India’s automotive manufacturing story.
